One of the most common questions we receive is: "How much will it cost to design my villa?" The honest answer is that the price is not a fixed figure; it reflects the scope of the service, the size of the project, and the level of detail required. In this guide we explain how design fees are calculated so you can enter the conversation fully informed.
What Determines the Cost?
Fees are influenced by the villa's area and number of floors, the design style (modern, classic, neoclassical), the scope of service (architectural design only or a fully integrated package with structural, MEP, and interior design), and the extent to which three-dimensional visualization and construction supervision are required.
Common Pricing Models
Fees are usually calculated in one of two ways: as a percentage of the project's estimated construction cost, or as a fixed rate per square metre of built-up area. Accredited offices provide a detailed proposal that clarifies what each line item covers, rather than a single ambiguous lump sum.
What Should the Service Include?
A complete, professional design includes the architectural brief, the concept design, facade development, coordinated construction drawings across disciplines, and compliance with the Saudi Building Code (SBC). Be wary of cheap offers that deliver uncoordinated drawings, which can cost you many times the saving during construction.
Our Advice
Do not compare prices in isolation from scope and quality — a sound design saves far more during construction than the difference in fees. At Cloud M&F we provide a transparent proposal built on your actual needs, and we accompany you from the initial idea through to licensing and supervision.
